Solar panel maintenance in Central Florida: what actually matters after the install

The sales pitch ends at permission to operate. The system then sits in pollen, afternoon thunderstorms, lovebug flights, and whatever the next hurricane season throws at Orange, Seminole, Osceola, and Lake County roofs. Maintenance here is mostly attention, not a monthly wash.

The real job is watching the numbers

A working array in Central Florida should produce on a predictable curve: strong in spring and late summer, a bit softer in the short, cloudy stretches of winter, and a dip on any day the inverter is sitting in a heat-soaked garage. Open the monitoring app (Enphase, SolarEdge, Tesla, or whatever came with the job) once a week. You are looking for three things: today’s kilowatt-hours versus a similar clear day last month, any module or string that is dead while its neighbors work, and a communication error that looks like zero production when the system is actually fine.

OUC even warns that app production and the “customer-supplied kWh” line on the bill are not the same number. The app is total generation. The bill line is only what you exported. If you use a lot of power while the sun is up, exports look small even when the array is healthy. Compare app-to-app, then app-to-bill with that distinction in mind.

A useful rule of thumb, not a laboratory threshold: if a clear, unshaded day is down more than about 10 percent from a comparable day and nothing changed in the house, look for soiling, a tripped solar breaker, an inverter fault, or new shade. A 15 percent drop on one string, with the rest normal, is usually a connector, a microinverter, or one dirty or damaged module – not a reason to wash the whole roof yet.

NREL’s soiling work is the sober counterweight to “wash every 90 days” marketing. Nationwide, many sites lose a few percent a year to dirt. Pollen is the exception that matters in the Southeast. NREL-led research found rainfall does not fully restore output after a pollen season. Peak losses on the order of 15 percent showed up during heavy pollen, and residual film remained after the rains returned. That is the Central Florida case: frequent showers, sticky oak and pine pollen, humidity that turns dust into a film.

What rain does, and what it does not

Afternoon storms knock loose dust off a reasonably steep array. They do not remove:

  • Oak and pine pollen, which UF/IFAS places in a long Central Florida season that is worst in late winter through spring. Moisture makes pollen gummy. Short showers smear it. They do not rinse it.
  • Lovebug residue. UF/IFAS describes two adult flights, roughly May and September, each lasting about four weeks. The insects bake onto hot glass. The smear is acidic if you leave it.
  • Bird droppings, which shade cells and can be corrosive.
  • Irrigation overspray and hard-water spots from well or reclaimed water.
  • Leaf litter and pine needles sitting in the frame channels.

Coastal salt film is a real soiling mode on the Atlantic and Gulf. Most of the Orlando metro is inland enough that pollen, trees, and birds dominate. If you are on the coast, treat salt as extra reason to clean, not as Orlando’s problem imported for effect.

Inland suburban roofs with little tree cover often need one thorough clean a year, two if pollen and birds are obvious. Heavy oak, pine, or a known bird roost is a different roof. Let the data argue, not a sales flyer.

Cleaning without wrecking the warranty

Modules generate voltage whenever they are lit. Shutting the solar breaker and the AC/DC disconnects isolates the house. It does not make the array dead. Rapid shutdown (NEC 690.12) is for firefighters, not a license to handle live DC. Stay off the roof unless you are equipped and insured for it. Most homeowners should hire a cleaner who understands PV, or stay on the ground with a garden-hose rinse of the lower edge only if the pitch and setback make that sane.

If you or a hired cleaner do wash:

  • Early morning or evening. Midday glass on a Central Florida roof is hot. Cold water on hot modules is a thermal-shock risk.
  • Soft water or deionized water if you can. Municipal and well water leave mineral spots that become the next soiling layer.
  • Soft brush or a PV-rated sponge. No abrasive pads, no dish soap full of salts, no roof-restoration chemicals.
  • No pressure washer. You can drive water into junction boxes, lift seals, and scratch the anti-reflective coating. Manufacturers treat that as abuse.
  • Do not walk on modules. Microcracks do not always show. They do show up later as hot spots and lost current.

A professional wash on a typical 20-module residential array in this market is often a few hundred dollars. Compare that to what the monitoring app says you are actually losing. If a clear-day shortfall is 3 percent, washing four times a year is theater. If it is 10-15 percent after pollen season, one good clean is maintenance.

Birds, squirrels, and the space under the array

The gap between modules and shingles is shade, warmth, and a structural cave. In tree-heavy Orange and Seminole neighborhoods, birds nest there and squirrels chew DC leads. A single chewed conductor on a microinverter system knocks out one module. On a string inverter it can take down a whole string. Neither always throws a dramatic alarm.

From the ground, look for droppings on the glass, nesting material at the eaves, and one module that is a persistent underperformer in the app. Critter mesh (often called a bird guard) is a mechanical add-on. It should be installed so it does not trap heat or void the roofing or module warranty. Ask the original installer first.

Do not scrape out an active nest because it is annoying. The Migratory Bird Treaty Act makes it illegal to take an active nest of a native bird (eggs, chicks, or dependent young) without authorization. USFWS treats inactive, empty nests differently. If you cannot tell, wait or call someone who can. Invasive species are a separate category, and most people cannot identify them from the driveway.

After a storm

A permitted Central Florida array is already supposed to be engineered to the county wind map in the Florida Building Code (ASCE 7 loads). That is about staying on the roof, not about producing through a blackout. Grid-tied inverters still shut down when the utility is dark (UL 1741). Maintenance after a hurricane is inspection, not a reset button.

From a safe place on the ground:

  1. Photograph the array as it sits. Insurance and the installer both want a timestamp.
  2. Look for a module that is no longer in plane, flashing that lifted, conduit pulled from a wall, or debris stacked on the glass.
  3. Open the monitoring app once power is back. A communication loss is not the same as a dead inverter.
  4. If you have a battery, confirm it islanded the way it was designed. If it did not, that is a service call, not a setting you guess at.

Do not climb a wet tile or metal roof. Do not “check the wiring.” Call the installer under the workmanship warranty if you are still inside it, or a Florida-licensed electrical / solar contractor if you are not. Inverter or racking replacement is permitted electrical work under Florida Statute 489. Rinsing glass is not.

Manufacturer product warranties (often 25 years on module power, 10-12 years on a string inverter, longer on many microinverters) typically exclude storm debris, wind-thrown limbs, and installer error. Homeowners insurance is the layer for named-storm physical damage. Tell the carrier the system exists before you need them. After the storm, open a claim if you see damage. Do not wait for the next annual inspection to notice a racking foot that walked.

Inverters, batteries, and the parts that actually break

Panels are the durable part. Inverters and, if you have them, batteries are the service items. A string inverter in a hot garage needs airflow. Do not store boxes against it. Microinverters fail one at a time. That is why module-level monitoring is worth opening. A battery listed to UL 9540 still wants its manufacturer’s clearance, firmware, and a dry, code-compliant location. Florida Building Code R328 and NFPA 855 are the fire and placement rules. You do not maintain a battery by wiping it. You maintain it by keeping vents clear, watching the app for faults, and using a listed contractor for any swap.

Firmware updates exist. Let the manufacturer or installer push them. Randomly “updating” an inverter from a laptop is how people brick a warranty.

Who should touch what

You can: read the app, walk the yard with binoculars, keep trees off the southern exposure, rinse accessible lower edges if it is safe, and keep the inverter’s surroundings clear.

A PV-aware cleaner can: wash glass to the manufacturer’s instructions.

A licensed contractor can: open combiners, replace inverters or microinverters, re-torque racking, repair roof penetrations, add critter mesh that interfaces with the array, and pull a permit when the electrical system changes.

Florida Statute 489 is the licensing chapter. An owner-occupied exemption that might cover painting a bedroom does not turn you into the electrician for a utility-interactive PV system. If the original installer is gone, you are not stuck. Manufacturers run RMA programs. Independent licensed shops do warranty swaps. Keep the original packet: one-line diagram, equipment list, permit, interconnection agreement, monitoring login.

A maintenance list you can actually keep

  1. Every week or two: glance at the app on a clear day. Screenshot anything weird.
  2. Every month or so: binocular pass for nests, droppings, lifted hardware, new shade.
  3. After pollen season, and after a heavy lovebug flight if the glass is filmed: clean or hire it, once, well.
  4. After any named storm: ground inspection and photos. Call if the geometry changed.
  5. Once a year: licensed look at racking, flashings, inverter, and production versus year one.
  6. Anytime you sell or refinance: the buyer’s inspector will want monitoring history. Having it is part of maintaining the asset.

That is solar maintenance in this place. Not a car wash membership. Not a second career on the roof. Production data, a calendar that respects pollen and storms, and a licensed person when the hardware – not the dirt – is the problem.

Does rain clean solar panels in Florida?
